Here are the answers to some of the most frequently asked questions relating to landwebdirect.
I am having problems the first time I login
After you receive your username and password you need to contact the Land Registry to activate your account. Until you do this you will not be able to login to the system
I have forgotten my password
Click on forgotten details on the direct access login screen. You will then be asked to enter your username and email address. A new password will then be emailed to you
I have forgotten my memorable word

I cannot view any maps or Folios
Before viewing images you will need to download the DjVu viewer. This is available on the Welcome to landweb direct home page once you have logged in. Alternatively the DjVu Viewer can also be installed from the Library, Useful Downloads Tab
I cannot download the DjVu Viewer when logged into landweb direct
If you experience problems downloading the DjVu Viewer whilst logged into landweb direct please log out of the system and download the DjVu viewer from the Library, Useful Downloads tab.
What system is required to run landweb direct
See recommended System configuration on the Direct Access Service tab.
In addition as access to the landweb direct system uses 128 bit encryption to ensure a secure connection it is necessary to ensure this is activated on your browser. In Internet Explorer select TOOLS, OPTIONS and go to the ADVANCED tab. Under Security ensure the ‘USE SSL 2.0 and USE SSL 3.0’ are ticked.
It is recommended before changing any settings in Internet explorer you make a note of the current settings
Can I use Precedents if I do not have Microsoft Word?
You cannot use the downloadable precedents, but as all of the Precedents can be browsed on-line simply paste the text from the browser window into the chosen word processing package and then format as required.
Can I use the Land Registry forms if I do not have Microsoft Word?
You cannot use the Microsoft Word document format. But if you click on the adobe acrobat format version you can print the form for manual completion.
Do I need a copy of Winzip to make use of Precedents?
No - although the downloadable Precedents are in a zipped form they are self extracting. Therefore all you need to do is to run the file and they will un-zip automatically
Will I be able to request two or three copy maps at once for different counties?
Users will be able to request as many Copy Maps as they want, but will have to enter each request separately.
Will LRNI guarantee the scale on the maps?
No, as LRNI has no control over the equipment used to print maps remotely it cannot guarantee the accuracy of the scale on the maps.
Will there be a registration charge?
No, there will be no charge for registering for landweb direct.
Will there be a charge for internet connection?
No, there will be no extra charge for internet access. However, there will be the usual charge for using the internet facilities from your service provider and/or telecoms supplier.
Will supplementary maps be available to view on the system?
Yes
Will the folio I see on the screen be up to date?
The folio will show all completed registrations. It will also show brief details of outstanding pending applications, such as date of lodgement, applicant’s name, type of transaction.
Up to what date will this list of pending applications be valid?
Up to the Land Registry processing date, which is displayed on the system. Details of all applications lodged up to and including this date have been logged on the system and are available for inspection.
Will I be able to match the account reports to our own internal accounting procedures?
The system will provide a set of 4 reports that detail the transactions carried out and the applied charges. They are intended to assist rather than replace your own financial accounting reports.
What exactly do I get for my search fee?
A view of any one of the following:
-A folio
or
-A map
or
-A list of folio numbers returned by the system as the results of an Owner Name Search
How do I carry out a search in a rural area where there are no significant features? Does a search via Townland work?
Irish Grid Map Reference for the area, if known. If the land in question is near to a property it may be possible to carry out the search using a combination of the property address and townland name. A search using townland only, may return all map tiles affecting the townland if there are a relatively small number of properties in it.
Is there a charge for using a credit card?

Why do you automatically get signed out of landweb direct after a period of inactivity?
As part of the security design for landweb direct there is an inactivity time out period, which is currently set to 20 minutes. This means that if the service is not used for a period of 20 minutes within a session, the system will automatically sign you out and you will have to wait for 10 minutes before you can sign back in.
The service is classed as 'not used' if you have not undertaken any activity within landweb direct, ie. clicked on a button or image to activate a function such as a search or viewing of an image.
Originally the inactivity time out period was set to 10 minutes, which is the industry standard, but the pilot group asked for it to be increased to 20 minutes. The 'lock out' time remains at 10-minutes after you have been automatically signed out.
As the 10-minute delay can be frustrating, a new sign out facility is being developed for landweb direct which will enable you to sign back into the system immediately. It should become available in early January and you will be advised of its release via www.lrni.gov.uk news.
Why does my landweb direct service sometimes terminate for no apparent reason while I am using it?
Some landweb direct customers are experiencing the problem of being locked out of the service in mid-session. If this happens to you, please wait for 10 minutes and then try to sign back into the system. If you are still unable to sign in you should contact the LRNI Business Helpdesk on 028 90251700 and request your session to be unlocked so that you can start using the landweb direct service again.
A new sign out facility is currently being developed for landweb direct that will enable you to sign out of the system and then sign in again without the 10 minute delay. It should become available in early January and you will be advised of its release via www.lrni.gov.uk news.
Extensive system testing has identified several possible reasons why your landweb direct session may suddenly terminate without warning. Unfortunately they are all outside of our control. However, the new sign out facility should eliminate the problem.
The following paragraphs explain briefly what may be causing the problem and we recommend you discuss them with your technical support team to ascertain which is most likely in your case.
Network problems
As the Internet is a web of inter-connected networks and a user's communication with LRNI could take a number of routes depending upon the Internet Service Provider that is used. There will usually be several points between the PC and the LRNI system where a connection could be broken, causing a loss of communication.
For example, there could be problems with:
- The modem;
- An organisation's internal network;
- The system or network routing by the Internet Service Provider (ISP), Telecommunications provider;
- The external networks that make up the "backbone" of the Internet.
Any of these could lead to a landweb direct session being terminated prematurely and, in some cases, lead to the lock-out problems some users have experienced.
The risk of lock-out occurring is increased as landweb direct uses a secure connection over the Internet, and this could be interrupted while standard unsecured connections continue to work normally.
PC configuration
There may be an issue with the way in which a PC is configured to use the Internet. As landweb direct uses secure communications, Microsoft Internet Explorer needs to use at least 128-bit encryption. If this is not available, users will get a message similar to "Page Not Available" when they access landweb direct.
The encryption of a PC can be detected by:
- Going into Internet Explorer;
- Selecting the Help menu;
- Selecting 'About Internet Explorer'.
The resulting pop-up message box should display a Cipher Strength of no less than 128-bit. If this is not the case, the copy of Internet Explorer will need to be updated. Upgrades are available from the Download section
What is the Map Overview function for?
The Map Overview function has been produced to help facilitate a users search and identify their required location when they have no specific search criteria i.e. if a user doesn't have a postal address or a map/grid reference.
By 'Drilling down' from a map of Northern Ireland, the Map Overview allows users to initially use an approximate judgement of the required location and progress from this to a more detailed and accurate view. Users will be able to utilise three separate views: Initial, Intermediate and Detailed. These separate views provide a progressive and logical route to finding a required location; the final 'Detailed' view will reveal an area of 1200 meters using OSNI Mapbase.
Once the user has identified the relevant location from the detailed view, they will be able to move on to view the Land Registry map layers and perform their specific search.
To help users identify specific towns or cities, which they want to search within the Map Overview, there's a cross-reference function that highlights all major towns and cities in Northern Ireland. The town/cities associated tile reference number is listed next to it, thus allowing users to quickly identify the location of major towns and cities on the Map Overview.
Is there a charge for the map overview service?
No, users can use the Map Overview to initially facilitate their search and identify their required location. Use of the Initial, Intermediate and Detailed map layers incurs no charge. A charge will be made only if the Land Registry map layers are accessed from the Map Overview function. Users will receive notification of when they will incur a charge before they commit to view a page on the Charge Advice page.
Where can I find the Map Overview function on the Website?
Users can find the Map Overview function by accessing the Direct Access Service pages; the navigation tab is situated on the www.lrni.gov.uk home page. The Map Overview can also be accessed via the Land Registry 'View Map' page.
How many forenames can I utilise for a standard Owner Name search?
Users can submit up to 10 forenames, along with a surname for a standard search. Results will then be returned on the basis of independent searches being carried out by landweb direct on each forename and surname combination, the results of which being merged, with duplicates removed.
This automated search function removes duplication of effort on the users part. For example, users will be able to retrieve, in a single search, all records relating to a Husband and Wife.
If I'm unsure of all the party's forenames, is there a 'Wildcard' option available to help search for a particular individual with multiple forenames?
Yes, Users can utilise the '%' symbol in order to carry out 'Wildcard' searches. When undertaking a multiple forename search, users may need to consider ALL forenames. So, where a person has more than a single forename, it is advisable to enter the first forename and then the wildcard symbol (%) to cover all other forenames.
For example, when searching for John Adam O'Neil, a user will require an entry John% - in the forename and O'Niel - in the surname.
Can I retrieve RoD search results I've previously obtained from landweb direct?
Yes, users can retain and retrieve previously obtained RoD search results for re-examination (without refresh) via a unique search ID number, obtained from the Certificate of Search and also available from the landweb direct reports. By entering the search ID for a search carried out within the users organisation, and into the field on the results retrieval screen, users will be able to recover specific search results within the designated time period.
Users can view Abstracts and Memorial images for any of the returned results.
How long is the Search ID number valid for?
The results of a RoD search will be available for re-examination for a designated time period, after this time a new search is required. There is no charge when re-examining previously obtained data.
Can I view how many search results a search has returned before committing to a search transaction with landweb direct?
Yes, a message on the Charge Advice page will provide details of the number of search results that are going to be returned. Where the number is large, users can choose whether they wish to continue and be charged for the search or refine the criteria in an attempt to reduce the number of search results.
